But could all that efficiency lead to a new kind of cookie-cutter suburban housing?<\/h2>\n<div>\n<p>Perched in the rocky, rolling, cactus-filled foothills of Desert Hot Springs, California, midway between Palm Springs and Joshua Tree, is the sleek prototype of a 3D printed home known as the \u201cMighty Quatro.\u201d Designed by Culver City architects\u00a0<a href=\"https:\/\/www.eyrc.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">EYRC<\/a>\u00a0and built by automated home manufacturer Mighty Buildings, the flat, rectangular abode, faced with textured 3D printed panels and tall, rectangular windows, is the first of almost two dozen that will soon help fill a gated community here.<\/p>\n<\/div>\n<div><\/div>\n<div class=\"adInserts_0\">\n<div class=\"ad-unit-wrap-native\">\n<div class=\"ad-wrapper ad-wrapper--native_mid_article\">\n<div id=\"native_mid_article_2167454765\" class=\"adElement camp-native_mid_article\" data-ad_slot_type=\"native_mid_article\" data-page=\"1\" data-instance=\"1\" data-slot_base_id=\"native_mid_article_1_1\" data-refresh_count=\"1\"><\/div>\n<\/div>\n<\/div>\n<\/div>\n<div>\n<figure class=\"wp-block-image size-large image-wrapper\"><img fetchpriority=\"high\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832115 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/13-90831425-tract-3d.jpg\" sizes=\"(max-width: 649px) 100vw, 649px\" alt=\"\" width=\"649\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/13-90831425-tract-3d.jpg\" \/><figcaption>[Image: Paul Vu\/courtesy EYRC Architects\/Mighty Buildings]<\/figcaption><\/figure>\n<p>Oakland-based\u00a0<a href=\"https:\/\/www.mightybuildings.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Mighty Buildings<\/a>\u00a0asserts that its homes are twice as fast to build, 99 percent less waste-generating, far more precisely-crafted, and (thanks to its stone-like composite) four times stronger than conventional residences. When it launched in 2017, it planned to create one-off lodgings for discerning homeowners. Each Mighty Quatro measures 1,176 square feet with two bedrooms, two bathrooms, and a separate ADU. Many will have their own pool.<\/p>\n<\/div>\n<div><\/div>\n<div>\n<p>The<a href=\"https:\/\/www.dwellito.com\/modular-homes\/mighty-quatro\">\u00a0<\/a>homes, fabricated in a factory in Monterrey, Mexico and pieced together (via a steel inlay system) on site, are designed to be Net Zero Energy (not an easy task in the desert), thanks to roofs made of solar panels, heat pump systems, which can reduce heating-related energy use by about half, and well-insulated infill panels made from 60 percent recycled resin. Each model has been pre-approved as part of the state\u2019s Department of Housing and Community Development\u00a0<a href=\"https:\/\/www.hcd.ca.gov\/building-standards\/manufactured-and-factory-built\/factory-built-housing\">Factory Built Housing<\/a>\u00a0(FBH) program.<\/p>\n<p>Their designs recall those of Art and Architecture Magazine\u2019s Case Study House program, launched in 1945 to create inexpensive and efficient model homes by some of Southern California\u2019s best architects. In fact the prototype is the spitting image of Craig Ellwood\u2019s\u00a0<a href=\"https:\/\/www.flickr.com\/photos\/midcentarc\/16561248701\" target=\"_blank\" rel=\"noreferrer noopener\">Case Study House 18<\/a>, built in 1957.<\/p>\n<p>\u201cWe absolutely looked at the Case Study Program as a model,\u201d says EYRC partner Mathew Chaney. \u201cIt\u2019s a simple kit of parts that is repetitive and flexible.\u201d He continues: \u201cRight now our typical custom homes go for $800 a square foot if we\u2019re lucky, while these go for half that. The idea is, how do you bring that sort of quality thinking about design and make it affordable and accessible to a broader public?\u201d<\/p>\n<\/div>\n<div><\/div>\n<div>\n<p>Mighty Buildings is preparing to build more communities in California and beyond, with home sizes including the two-bedroom Quatro, three-bedroom Super Quatro, and 4 bedroom Mighty House Two Story. Meanwhile, 3D home manufacturers around the country, and the world, are discovering the efficiency advantages of building communities instead of one-offs. It\u2019s too soon to tell, but it could transform the homebuilding industry and architecture at the same time.<\/p>\n<figure class=\"wp-block-image size-large image-wrapper\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832119 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/18-90831425-tract-3d.jpg\" sizes=\"(max-width: 767px) 89vw, (max-width: 1000px) 54vw, (max-width: 1071px) 543px, 580px\" alt=\"\" width=\"813\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/18-90831425-tract-3d.jpg\" \/><figcaption>[Image: courtesy Icon]<\/figcaption><\/figure>\n<p>Another major automated construction firm, Austin-based\u00a0<a href=\"https:\/\/www.iconbuild.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Icon<\/a>, started by building 3D printed, layered concrete homes for the unhoused in the U.S. and internationally. Recently it\u00a0<a href=\"https:\/\/www.iconbuild.com\/projects\/the-genesis-collection-at-wolf-ranch\" target=\"_blank\" rel=\"noreferrer noopener\">announced<\/a>\u00a0the Genesis Collection at Wolf Ranch, a collaboration with Lennar homebuilders, the late Ross Perot\u2019s Hillwood Communities, and\u00a0<a href=\"https:\/\/www.fastcompany.com\/3041276\/bjarke-ingels-on-the-future-of-architecture\" target=\"_blank\" rel=\"noreferrer noopener\">Bjarke Ingels Group<\/a>\u00a0(BIG) to create a community of 100 3D printed homes in Georgetown, Texas, in the state\u2019s hill country just north of Austin.<\/p>\n<figure class=\"wp-block-image size-large image-wrapper\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832118 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/17-90831425-tract-3d.jpg\" sizes=\"(max-width: 767px) 89vw, (max-width: 1000px) 54vw, (max-width: 1071px) 543px, 580px\" alt=\"\" width=\"813\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/17-90831425-tract-3d.jpg\" \/><figcaption>[Photo: courtesy Icon]<\/figcaption><\/figure>\n<p>Ranging from three to four bedrooms and 1,574 to 2,112 square feet, homes will begin in the mid-$400,000 range and include upscale perks like rooftop solar panels and smart home capability. A fleet of Icon Vulcan Construction systems is already printing the abodes\u2019 concrete wall systems, which will be topped with balloon framed gabled roofs. Reservations start in 2023.<\/p>\n<div>\n<figure class=\"wp-block-image size-large image-wrapper\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832122 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/21-90831425-tract-3d.jpg\" sizes=\"(max-width: 767px) 89vw, (max-width: 1000px) 54vw, (max-width: 1071px) 543px, 580px\" alt=\"\" width=\"813\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/21-90831425-tract-3d.jpg\" \/><figcaption>[Photo: courtesy Icon]<\/figcaption><\/figure>\n<p>Iowa City-based\u00a0<a href=\"https:\/\/www.alquist3d.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Alquist 3D<\/a>, which specializes in reasonably priced automated construction in rural areas, has already started building Project Virginia, in which it will create 200 3D printed homes (all variations on craftsman designs, also framed in layered concrete and topped with gabled wood framed roofs) around the state, starting in tiny Pulaski (population 8,691). It\u2019s also starting a 25-home project in Malvern, Iowa and a 10-home development in Muscatine, Iowa. Alquist founder and CEO Zachary Mannheimer says the firm has about 500 total units\u2014ranging in price from $250,000 to around $400,000\u2014in the pipeline in Virginia, Florida, Iowa, Missouri, Kansas, and Texas.<\/p>\n<figure class=\"wp-block-image size-large image-wrapper\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832102 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/01-90831425-tract-3d.jpg\" sizes=\"(max-width: 706px) 89vw, (max-width: 767px) 82vw, 740px\" alt=\"\" width=\"744\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/01-90831425-tract-3d.jpg\" \/><figcaption>[Image: courtesy Alquist 3D]<\/figcaption><\/figure>\n<p>Bigger things are happening internationally, too. Several foreign companies, for instance, are using the technology to create affordable housing. France\u2019s<a href=\"https:\/\/xtreee.com\/en\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u00a0XtreeE<\/a>, working with\u00a0<a href=\"https:\/\/www.coste.fr\/\" target=\"_blank\" rel=\"noreferrer noopener\">Agencecoste<\/a>\u00a0architects and developer\u00a0<a href=\"https:\/\/www.plurial-novilia.fr\/\" target=\"_blank\" rel=\"noreferrer noopener\">Plurial Novilia<\/a>\u00a0(a spinoff of the Reims Housing Action Agency)\u00a0<a href=\"https:\/\/xtreee.com\/en\/project\/viliaprint-cinq-maisons-individuelles\/\" target=\"_blank\" rel=\"noreferrer noopener\">just completed<\/a>\u00a0a collection of five 3D printed social housing residences in Reims called the Viliaprint Project. And in Canada, developer Horizon Legacy is working with six firms (chosen via a competition called the<a href=\"https:\/\/horizonlegacy.agorize.com\/en\/challenges\/marco-polo-100-digital-build-challenge?t=AgWq_okSYidUgyzRrG6NQA\">\u00a0Marco Polo 100 Digital Build Challenge<\/a>) to create the country\u2019s first\u00a0<a href=\"https:\/\/horizonlegacy.com\/horizon-legacy-group-to-build-the-first-3d-printed-neighborhood-in-canada\/\">3D-printed neighborhood<\/a>, made up of affordable, multi-story buildings. Up to 6 multifamily structures will be built in Gananoque, Ontario, located midway between Toronto and Montreal.<\/p>\n<figure class=\"wp-block-image size-large image-wrapper\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832106 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/04-90831425-tract-3d.jpg\" sizes=\"(max-width: 654px) 100vw, 654px\" alt=\"\" width=\"654\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/04-90831425-tract-3d.jpg\" \/><figcaption>[Photo: courtesy Alquist 3D]<\/figcaption><\/figure>\n<p>This evolution could finally give award-winning architects like EYRC and BIG\u2014long frozen out of the formula-driven multi-billion-dollar mass homebuilding industry\u2014 a feasible way in; particularly if builders are looking to differentiate themselves through innovative tract layouts and home compositions. But while the few 3D printed tracts now going up show some promise, ratcheting up the greenery, sustainability, and design quality, their repetitive planning and architecture don\u2019t stray far from the norm.<\/p>\n<\/div>\n<div><\/div>\n<div>\n<figure class=\"wp-block-image size-large image-wrapper\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832107 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/05-90831425-tract-3d.jpg\" sizes=\"(max-width: 457px) 100vw, 457px\" alt=\"\" width=\"457\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/05-90831425-tract-3d.jpg\" \/><figcaption>[Photo: courtesy Alquist 3D]<\/figcaption><\/figure>\n<p>This could herald a futuristic version of cookie cutter suburbia, which like its predecessors\u2014such as Levittown, a series of mass produced, assembly-line-style developments that sprang up in the housing-starved years after World War II\u2014 is based primarily on the idea of efficiency and affordability. Icon declined to comment for this article, but renderings suggest its Genesis Collection, while lushly landscaped and surrounded by heavy tree lines, will be laid out a lot like typical tract developments, with rows of slightly varied homes along slightly curving streets filling a wide, narrow gated site. Alquist, too, is starting with fairly similar homes lined up in traditional tract style. Alquist\u2019s Mannheimer predicts that once his firm has honed its process and seen prices for automated construction drop (thanks to increased expertise, scaling, local material production, and technology availability) they\u2019ll be able to better differentiate both homes and siting. \u201cWe\u2019re not pushing the boundaries of design yet, but we will be soon,\u201d he says.<\/p>\n<figure class=\"wp-block-image size-large image-wrapper\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-post-90831425 wp-image-90832114 lazyloaded\" src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/12-90831425-tract-3d.jpg\" sizes=\"(max-width: 571px) 100vw, 571px\" alt=\"\" width=\"571\" height=\"457\" data-src=\"https:\/\/images.fastcompany.net\/image\/upload\/w_596,c_limit,q_auto:best,f_auto\/wp-cms\/uploads\/2023\/01\/12-90831425-tract-3d.jpg\" \/><figcaption>[Image: Paul Vu\/courtesy EYRC Architects\/Mighty Buildings]<\/figcaption><\/figure>\n<p>In Desert Hot Springs, Mighty Buildings\u2019 homes change orientation depending on their relationship to sun, views, and other environmental factors, and are softened with varied fencing and landscaping, notes Chaney, \u201cso it doesn\u2019t look like a monotonous trailer park.\u201d The ability to create a more diverse kit of parts will only grow, says Russ, as new iterations get their own approvals. But the homes are still lined up one after the next in a gated community. And as the model progresses and developers take on larger plots, control over design could become harder and harder to maintain.<\/p>\n<p>\u201cWe\u2019re responsible for the house, but not necessarily where it goes,\u201d notes EYRC\u2019s Chaney. \u201cIt\u2019s like if we designed a Toyota and they wanted to drive it to Joshua Tree or Tallahassee.
